Property and Location

The walled property is located on a walled area developed by Pal Babu, an elderly Bengali gentleman, investor and a long-time devotee. Ideal for devotees owing to strict standards on to whom the land is sold, you can expect to live in a peaceful environment full of devotees, aloof from the often chaotic local suburbs, protected by heavy three-meter walls and a high iron gate.

The House

The house consists of a kitchen, a bedroom, a basement, and an external toilet-bathroom combo, total building area being some 80+ y2. There's a ready slot for building a 12 y2 room atop the large basement, which is a blessing in the hot summer season. The house is built using quality one (out of five) bricks, and the plaster has an above average amount of concrete mixed in. The floor is made of a polished concrete-brick mixture.

The Economics

Purchased in November 2005 for 1200 Rs / y2, the land price has soared to more than double in three years, and can be easily expected to double again in the next few years. The land market is hot at the moment — in a few years prices will be in the Vrindavan range and good locations hard to find. As such, the property is also a good investment. Last plots from the colony have been sold last autumn.

Price and Terms

The property is modestly priced at 900,000 INR (14,000 EUR or 17,500 USD) in a place where surrounding areas of land generally have a much steeper price. Possibilities for payment in installments with an up-front payment are available — ask us or make a suggestion!

Why do you sell the property?

Following divorce and economic constraints. Owing to the latter, the house was never completed to the extent indicated in the house plan (shown further below).

Can the property be registered in my name? How does the registration work?

The property may only be registered to you (obviously) after the amount of 900,000 INR is paid in full. In the interim, we'll provide you with signed and notarized agreements for your security. The registration will be done in Mathura Civil Court, and involves signing (and thumb-stamping) a number of documents confirming the transfer of the property.

According to Indian law, a foreigner may own property in his own name after a continuous stay of 182 days in India. If this is not possible in the immediate future for you, we can keep the land in our name in the interim, or transfer it to a third party of your choice.

What's the cost of possible repairs and modifications?

The following are estimates and will need to be reconfirmed with a contractor. The basement will need to be enforced to stand the peak of the rainy season, estimated 30,000 INR. Unless you are an ascetic, you may want to paint the walls. =) (Estimated 20-30,000 INR.) Water tank, pump and pipes (should the T-well not suffice) will be in the range of 40-50,000. An extra room adjacent to the two others wpuld be around 40,000 INR. Please ask estimates for other possibilities.

How can the property be further developed?

The following shows our original construction plan and is an example of what you could do with the property. Owing to a shortage of funds, we never built the green areas (large hall / living room / temple room with a shrine at the end). The basement is indicated in red. We'll be happy to help you connect with local contractors whenever further development becomes topical.
